Why coatings peel, and why it is almost never the coating

When a garage floor coating fails, it comes up in sheets, usually starting where the car parks or just inside the door. It looks like the product failed. In our experience it is one of three things, and none of them are the resin.

First: the concrete was not mechanically profiled. A garage slab is power-trowelled to a dense, closed surface, and a coating applied over that is sitting on it rather than in it. Grinding or shot blasting is the fix, and it is most of the labour cost in a proper job.

Second: moisture from below. No vapour barrier under the slab, water in the ground, hydrostatic pressure pushing up. The coating is fine; it is being levered off from underneath. Testing first is the only defence.

Third: hot tyre pickup. A car driven on a hot summer day parks on a coating that has not fully cured or was never rated for it, and the tyre lifts a disc of it off as it cools and grips. Adequate cure time before the car returns — usually a few days, not a few hours — prevents this, and it is why the fastest job is not always the best one.

What a DIY kit actually costs you

A big-box epoxy kit for a two-car garage runs a few hundred dollars against $2,300 to $4,500 professionally, and that gap is large enough to take seriously. It is worth understanding exactly what the difference is.

Kits are typically a thinner-build, water-based epoxy relying on acid etching for adhesion, with a light flake broadcast and one topcoat. The resulting film is a fraction of the thickness of a professional system. On a garage that is used lightly, kept dry and never sees a hot tyre, they can look good for a few years.

The failure mode is what makes them expensive. Removing a peeling coating costs $2 to $5 a square foot before a proper system can go down — so a failed DIY floor adds $1,000 to $2,500 to the professional job that follows it. The saving is real if it holds and expensive if it does not.

The honest recommendation: if you are going to DIY, rent a grinder rather than relying on the acid in the box. That single change addresses the most common failure cause, and it is the difference between a kit that lasts and one that does not.

Ask every contractor for these in writing. Quotes only compare once they do — and Maryland law requires home improvement work over $500 to be under a written contract anyway.

Usually not because one contractor is expensive. Usually because they are pricing different work. These are the variables that actually move it.

Surface preparation method

The single most important variable, and the one that separates a $2,300 garage from a $4,500 one. Diamond grinding or shot blasting opens the concrete pores mechanically so the coating keys into the slab. Acid etching does not achieve the same profile on a power-trowelled garage slab, and a big-box DIY kit relies on it. Ask which method is being used — the answer predicts the outcome better than the brand of resin.

The condition of the slab

Cracks routed and filled, spalled areas patched, oil stains degreased and, if they are deep, ground out. Old sealer removed entirely. A slab in poor condition can add several hundred dollars of prep, and skipping it means coating over a problem that will telegraph through within a year.

Moisture in the concrete

Maryland has a lot of slabs poured without a vapour barrier under them, particularly in basements and older garages. Ground moisture rises through the slab and pushes a coating off from underneath — the coating fails and the coating was never the problem. A moisture test costs $150 to $400 and, where it comes back high, changes the specification to a moisture-tolerant primer.

Epoxy or polyaspartic

Epoxy is the thicker, cheaper, slower-curing base layer with excellent adhesion. Polyaspartic cures in hours, tolerates a wider temperature range and does not amber in UV. Most good systems use both — an epoxy base for the bond, a polyaspartic topcoat for the wear and the UV. A pure polyaspartic system costs more and can go down in a single day.

The time of year

Genuinely a Maryland factor. Epoxy needs the slab above roughly 50°F to cure properly and hates high humidity during cure. An unheated garage in January is a bad place for an epoxy base coat, which is why polyaspartic systems — with a much wider application window — are more commonly specified for winter work here, at higher cost.

Typically $2,300 to $4,500 for a professionally installed flake system, which works out at $5 to $9 per square foot. If an old coating has to be ground off first, add $2 to $5 per square foot for that. The spread within the range is almost entirely about the condition of the slab and how it is prepared.

Most good systems use both: an epoxy base coat for adhesion and build, a polyaspartic topcoat for abrasion resistance and because it will not yellow in UV. A full polyaspartic system costs more but cures in hours rather than days, which matters if you need the garage back quickly or if the work is happening in a Maryland winter when an epoxy base will not cure reliably.

A professionally installed, properly prepared system should give ten to fifteen years in a residential garage, and the topcoat can be refreshed rather than the whole floor replaced. A coating over unprepared or moisture-affected concrete can fail within two winters. The preparation, not the product, is what the lifespan tracks.

That is one of the main reasons to coat it in this region. Maryland roads are heavily salted, cars carry brine into the garage all winter, and the chlorides work into bare concrete and cause surface spalling. A properly bonded coating is a barrier against exactly that — it is genuinely more useful here than in a mild climate.

Yes, but the system has to suit the conditions. Standard epoxy wants the slab above about 50°F and does not cure well in high humidity, so an unheated Maryland garage in January is not a good candidate. Polyaspartic systems apply and cure across a much wider temperature range, which is why winter work here is usually specified that way — at a higher price, honestly stated up front.
